Owner's Description
We are the Blackwater Spruce Ranch, a working cattle/guest ranch. We are offering this place lock stock and barrel for $1.8 m. However we will look at all offers. The guest ranch has a government non-exclusive commercial license for the Alexander mackenzie Heritage Trail. 347 km in length from Quesnel to Bella Coola. It also comes with two park use permits. Good water, submersible pump in dug well. Hardwood floors, open design, large cathredal celing, large windows, south facing. Fully wired to code. A centrally located shower/washroom house with propane heat. Cabins all have wood heat, propane cooking facilities. Cattle ranch has 2 crown range permits, one is 1577 ha for 104 AUM, other crown range is 24,000 ha for 301 AUM. Range is open from May 24 to Sept 25. As well as a hay lease. We have a waterrights permit on Pantage creek running through 2 fields. We have a full line of haying equipment, pit silage equipment, tilling and seeding equipment, root rake, hay wagons,irrigation pump and handmove pipes. All fields are fenced and cross fenced. A full list of equipment will be send out upon request. A very healthy herd of 100+ hereford/black angus cattle, kept on a vet health program. A healthy herd of 10 trail, pack and team horses. There are 5 deeded properties. 250 acres in hay production of which 120 acres are newly alfalfa seeded, of which 80 acres can be irrigated. as well as approx 200 loads of mixed timber, fir, spruce, pine, and poplar. Pine has been logged in recent years, for pine beetle management. Lots of new regrowth of all types of timber.
